First Home Buyers – Did You Know?!
First home buyers, you could own your own piece of luxury/custom built on 5% deposit
As of July 1st 2020, the Federal Government has opened up 10,000 more spots for first home buyers looking to crack the Australian property market with a minimal deposit. Known as the First Home Buyer Deposit Scheme, the benefit allows first-time buyers to put down just 5 percent deposit for a property with the government acting as guarantor for an additional 15 percent, so that the usual Lenders Mortgage Insurance is not required – Big savings!
As of January 1 this year 10,000 applications – for couples and singles alike – were made available, with a second 10,000 made available July 1 2020, for the 20/21 financial year. It’s a promising initiative for those looking to buy or build, but industry research has found that as many as eight-in-ten first home buyers don’t understand what the scheme is or if they are eligible to take advantage of it.
First Home Loan Deposit Scheme Price Caps:
In order to access one of the 10,000 First Home Loan Deposit Scheme applications, the property you are purchasing/building must fall below a certain threshold.
These are:

Are You Eligible For The HomeBuilder Scheme?
The HomeBuilder program, was due to finish at the end of last year, has been extended until March 31. Contracts signed between January and March this year will attract a lower rate of $15,000.
What is the new HomeBuilder Scheme?
The new HomeBuilder Scheme is a one-off, tax-free payment of $25,000 from the government to property owners. It is to help build or substantially renovate homes.
Are you eligible for the new HomeBuilder Scheme?
To be eligible for this grant, you must be; An Australian Citizen over the age of 18, earning less than $125,000 a year or $200,000 per couple. You must be an owner-occupier; this means that you must live in, or intend to live in the property that you would use the grant for.
Are homeowners allowed to access the grant to renovate their investment property?
No. Investment properties do not count, you must be the owner-occupier.
Can I use the HomeBuilder grant to build a swimming pool?
Unfortunately, only renovations that improve the accessibility, liveability, and safety of your property are eligible for the grant. This means that swimming pools, tennis courts, outdoor spas and saunas, sheds, or garages are not applicable.
Some more information:
If you are using the grant to build a new home as your main residence, the value of that property including land must not exceed $750,000. If you are using the grant to renovate your existing home; The renovation contract must be valued between $150,000 and $750,000, and the value of your home prior to renovations must not be worth more than $1.5 million. Renovations can include knockdown and rebuilds.
Is this grant only for first home buyers?
The HomeBuilder grant is available for any property owner provided they meet the eligibility requirements above.

1. Tell us a bit about yourself, what inspired you to become a builder? Have you always had a passion for building homes?

Phil and I believe that the 新2皇冠入口官方app下载 systems and of course name helped us a lot starting out in Tamworth. giving people confidence in choosing us to build their home, as we know building a new home is one of the biggest financial and emotional undertakings most people will achieve in their lives.3. What is it about David Reid Home’s systems and resources that give you an edge?
The systems i.e BuildXact and HazardCo give us a clear advantage over conventional scheduling and managing processes. Allowing us to manage quality and timelines of more jobs overall increasing our productivity as a company. The pre-done client letters, specifications, plans, etc, also create a great starting point for us to alter to fit our local area, market, and personal preferences when it comes to the exact construction process.4. Is there a particular type of customer that you find your business suits more than any other? first home buyers, retirees, young families?
Our market in Tamworth is smaller than some of our city franchises. So, I’ve found that we cater to everyone, from helping a first home buyer get their foot in the door, all the way up to people building their final home possibly their 3rd or 4th build, and everyone in between. Ideally, we would like to get more of the bigger custom designed homes in the future.
5. As a specialist luxury home builder, experience counts. What is the most important thing that you have learned about satisfying and exceeding your customer’s expectations?
Communication is key when it comes to a satisfied client. Be honest about inclusions, allowances, and timelines and if something delays the progress of their home build. Be upfront and tell them straight away. One thing I’ve learned is that clients that are in the dark about what’s happening are a lot more likely to be unsatisfied at the end. Educate and inform them at every opportunity. As I said before you must remember it’s not just a job to your client it’s their home maybe even their dream home. So, take care of them and they will sing your praises to everyone they know.6. With so many uniquely designed homes tailored to people’s dreams, how do you guide your customers through the experience to make it all fit together in a successful project?
That’s the big question. A lot goes into custom design and construction. Again, we are honest and constantly educating our clients right from the first time we meet them, right up until we’ve handed them the keys and provided information on how we support them after they’ve moved in. I have letters and pamphlets telling our clients step by step what will be happening next all the way through the build. This combined with our draftspeople, quality trades, and suppliers all play their part in a successful build. Another thing we do in Tamworth is every one of our clients gets an interior design consultant during the approval stage before we start on-site and all the selections from the ground up and inside are signed off and presented as part of the documentation. This speeds up ordering and alleviates confusion about what allowances or products were included.7. What is the most important advice that you would give to someone considering building their luxury dream home?
I always tell people the first time we meet, and before even talking about ‘how much’. Make sure your builder is upfront and clear about inclusions, costs, and timelines from the start. Make sure you are indeed comparing apples to apples. We are excited to announce that we are one of the major sponsors for the ‘100ks to Utopia’ Fundraiser! This event is a 100km horse ride from Hervey Bay to Utopia Falls in Mt Walsh National Park organised by Jussy Lindenburg and Tammy Farrell to raise money and awareness for Multiple Sclerosis ( MS ). This event will be held on the 14th – 17th of August this year. Jussy and Tammy will be riding 100km over 4 days, stopping in the local towns to spread awareness for MS and will spend each night camping under the stars with their four-legged companions!
MS is very near and dear to Jussy and Tammy’s hearts. Tammy’s mother-in-law was diagnosed in 1999, and in 2012 Jussy was diagnosed with the illness. On Australia Day in 2019, she went blind due to MS Progression. Throughout this time, Jussy has endeavored to make the everyday count – She is a mum, works part-time with 新2皇冠入口官方app下载 Fraser Coast and has even started a podcast called “ Everything Fraser Coast “, which is a lighthearted and positive podcast exploring everyone and everything Fraser Coast! This causes inflammation and scar tissue, or lesions. This can make it hard for your brain to send signals to the rest of your body.
